New Lease.
Advertise on our website, local MLS, craigslist, using signage and other sources.
Pre screen applicants over the phone
Set appointments and/or open house times to show property
Run credit history, verify employment, and past and present rental history
Prepare lease for signature
Make arrangement with applicant to come in and review lease and have them sign
Schedule move-in and move-out inspections at the property with the tenant
Arrange utility transfers to assure correct billing by the utility company, to place the obligation on the correct party
Follow up with tenant after move in on any problems they may have
Reporting/Accounting.
Provide owner with monthly statement of income and expense activity
Issue monthly owner disbursement check or deposit equal to all rent monies collected, less expenses and fees
Prepare year-end statement and summary for owner for tax purposes, including copies of all expense invoicing
Provide current or prior year financial information upon request
Budget owner's funds to meet expenses
Keep records as required by the City of Bloomington
Provide documentation for mortgage lenders and attorneys on refinancing and sales
Outside Maintenance.
Spring and fall yard clean up (if service is contracted for)

Collect rents
Actively pursue slow pay/unpaid rents by assessing late fees, emails and phone calls

Purchase appliances if needed
Make sure owners property is well maintained (includes routine maintenance of heating & cooling per season)
Attend to maintenance requests in a timely matter
Enforce the lease and rules and regulations

Send Acknowledgment letter to vacate notice
Do walk-through with tenant to vacate
Over see renovation of unit to get ready for new tenant
Arrange for property to be cleaned and, if needed painted, after tenant vacates the property. (A detailed list of costs of clean-ups is available upon request, e.g. clean stove, clean walls, mop floors, etc.)
Meet insurance agents or claims agent in case of fire damage or injury
Continue follow up on NSF rent checks
Continue follow up with delinquent utilities and trash bills when paid by tenant
Handle complaints from neighbors
Take all phone calls regarding maintenance and tenant issues
Contact the maintenance person and have them give me an assessment of the issue
Call owner regarding the issue to report the maintenance person had been called, reporting how much it is going to cost to repair (anything above $250) and length of time it will take to fix (if required by owner)Running a holiday sale or weekly special?
